The March numbers are in, and the Ada County housing market is showing a dynamic shift as we head into the spring season. While total sales volume is climbing, we are seeing a notable adjustment in pricing and a surge in new construction activity.
The Big Picture: Sales Up, Prices Soften
Overall, the market saw a significant jump in activity compared to last year. Total single-family homes sold reached 810 units, a 19.12% increase over March 2025. Despite this high volume, the median sales price for the county dipped to $540,945, down 4.26% from a year ago.
Existing vs. New Construction
There is a clear divide in how different segments of the market are performing:

Existing Homes: The median price for existing homes actually rose by 2.78% to $555,000. These homes are moving faster than last year, with an average of just 30 days on market.

New Construction: Builders are significantly driving the volume, with newly constructed home sales up 33.70%. However, the median price for new builds has dropped 13.16% year-over-year to $534,000, likely due to more inventory and builder incentives.
Market Highlights by Area
Activity remains concentrated in a few key high-growth pockets:

Inventory & Pending Sales
While we have 1,537 active residential listings, the pipeline is full with 1,390 pending listings. This suggests that the momentum of the spring "buying season" is well underway, even as average days on market for the total market crept up to 55 days.
The Takeaway: For buyers, the increase in new construction inventory and lower median prices in that sector offer more opportunities for negotiation. For sellers, existing homes are still commanding premium prices and selling quickly, provided they are priced correctly for the current environment.
